1. How does the process work?

It is very simple 4 step process.
1. You call me or fill out my on line form, giving some basic information about you and your property.
2. If I think I can create a win-win solution, I go out and look at the house on the outside.
3. If I am still interested I call you back to look at the property on the inside. When we meet I make you an offer right then and there.
4. You come to closing sign some papers, collect your cash and move on with life.



2. What kind of properties do you buy and where?

Generally, I buy single family houses, townhouses, condos and multifamily properties in Boone and Winnebago Counties. I buy anything from a ready to move in house to a complete dump.


3. Will you make me a low-ball ALL CASH offer?

Most of my all cash offers are for 65-70% of market value, if you need more than that you will have to be flexible on your terms of sale. By terms of sale I means you will have to provide some type of owner financing or let me take over your payments.


4. Can you really buy my house quickly and easily?

That depends on you, if you want market price or above for your house, I’m not your guy. As an investor, I need to make a profit, however, I’m not out to steal your house and leave you with nothing. My profit will come from my future buyer or tenant. As for closing, we can close on the date of your choice, whether that is in 48 hrs or 48 days.


5. What makes you guys different from the “We Buy Houses”, “We Buy Ugly Houses”, “I Buy Houses” or “Sell Home Fast For Quick Cash” type of companies?

I am a Rockford area resident who has been buying property since 1991 and pride my self on treating people fairly, with dignity and respect. I am not a national company or out of town buyer, who has a cookie-cutter approach to buying houses. I take pride in coming up with win-win solutions. My philosophy is simple: “help enough people get what they want in life and you will get what you want in life.”


6. Can you pay full retail price?

No, like I said above, I am an investor and need to make a profit.


7. What do you charge for making an offer or for buying my property?

I charge no commissions or fees and I am NOT a real estate agent. My offers are no-hassle, no-obligation and completely FREE!


8. Do I have to pay closing costs or other hidden fees?

No, I will pay all closing costs. All you are responsible for is property and transfer taxes.


9. Do I have to make any repairs, hire a Realtor, hire an appraiser, or anything else?

It doesn’t matter what kind of property or issue you have: a ready to move into property, a vacant property, rental property, a property with code violations or any other kind of real estate; I CAN HELP YOU! You make no repairs, never list with an agent and never have to wait 6 or 12 months to sell a house. I take care of all the paperwork, and coordinate the closing as well. You just show up to closing and collect your cash. I believe this will be the best experience in home selling for have ever had.


10. Can you stop foreclosure or bankruptcy?

If we decide to buy your property, our written offer will usually convince the bank or mortgage holder to stop foreclosure. Selling your house to payoff your debts may help you stop or come out of a bankruptcy. Not only that, my solution just might save your credit history if you don’t have a foreclosure or bankruptcy in it.


11. Will You Buy My Property If I Have Bad Tenants in it?

Yes, I buy property with bad tenants in them.
